There is plenty of opportunity to expand the volume of business through marketing and listing on additional websites, via travel agents and third party booking offices and websites (none of the third party options are currently in place).

Competition / Market:
This property has been uniquely positioned to accommodate and market itself to groups. They currently do not rent rooms only on a per night basis, but instead sell the entire resort to groups for family retreats, yoga retreats, business incentive meetings, business reward/appreciation groups, family reunions, wedding parties. While this business model could be changed, it has been very successful for the current owners in this type of operation and has room for expansion with advertising and marketing. The current owners have relied almost completely on referral and repeat business.

Reasons for selling:
Owners are looking to retire. Have multiple properties and share time between Belize and the United States. Currently looking to Slow down a bit and while they love Belize would like a little more flexibility to travel and visit family.
